Isaria developing site for Deutsche Wohnen in Munich-Perlach

Munich, July 6, 2021. Deutsche Bahn has been secured as an anchor tenant for a commercial property in Munich-Perlach owned by Deutsche Wohnen, which Isaria is project-managing. They are leasing more than 6,500 m2 at Hofer Strasse 21-25 for a training and simulation center run by DB Training, Learning & Consulting, the DB Group’s qualification provider. Isaria is revitalizing this site for Deutsche Wohnen.
“There is no doubt that the commercial leasing market is more than challenging right now. But this leasing also shows that large deals are still there to be had, even during these unprecedented times,” says David Christmann, Managing Director of Isaria Projektentwicklung. Christmann is convinced that having Deutsche Bahn as a tenant will be extremely good for the micro-location. “Deutsche Bahn’s new training center will also prove to be a positive boost for the ongoing project development we are considering there.”
Deutsche Bahn will, in the future, be using this rented space as a training and simulator center for its technical/trade professions. Isaria will extensively modernize the building in the coming months. A new glass annex will also be built to house two of the railroad company’s driving simulators.
Kristin Schwentesius, Regional Head of Commercial Space Management at Deutsche Wohnen: “As a result of Isaria’s successful brokerage, 60 percent of the building has already been leased before refurbishment work has even begun.” There is still high-quality office space available for more tenants on the top two floors and on the first floor for use as production areas or workshops, for example.
