In the Munich district of Freiham, Isaria München Projektentwicklungs GmbH, a subsidiary of QUARTERBACK Immobilien AG, is developing the new ZAM district center. Around this central square, some 35,000 people will one day live in the neighborhood. Shortly before the end of the year, Isaria was able to acquire FIT STAR Holding GmbH & Co. KG for the planned fitness area.
Having already secured well-known tenants in the retail and gastronomy sectors, the planning with FIT STAR underpins the diverse mix of uses that will characterize the new district center. The fitness area of approximately 1,500 m² is located on the 1st floor of the MK2(2) component and is thus centrally located in the newly developing quarter.
“At ZAM, we are creating a vital environment with varied offerings for residents and visitors of all ages. FIT STAR, market leader in the Bavarian capital, fits perfectly into this concept. Together we want to establish ZAM as a lively center, which is also demonstrated by the targeted contract term of 20 years,” says a delighted David Christmann, spokesman for the Isaria management.
The ZAM quarter is being built on four construction sites with a total area of around 100,000 m². On the two construction sites being developed by Isaria, more than 300 rental apartments are to be built, including a residential tower over 60 meters high, around 5,400 m² of office and practice space, and around 6,000 m² of retail and restaurant space.
Completion of the quarter is scheduled for the third quarter of 2024; the fitness space is scheduled to open in fall 2024. IPH is acting as an intermediary in the transaction with FIT STAR, which is exclusively mandated for all retail leasing at ZAM.
